HIGH RISE UNITS AT 35 O'DEA AVE. VICTORIA PARK, ZETLAND
Located on a redevelopment area of Victoria Park, Zetland, this project by City West Affordable Housing Pty Ltd and constructed by A J Lucas Group Limited in 2009 comprised nine storeys of concrete framed construction with a steel framed and sheeted roof.
Because of the deep sand foundation conditions and high water table, the below ground basement required fully tanked construction and a piled foundation taken down to rock to depths as much as 16m below ground level. While residential suspended slabs on floor levels 4 to 8 were of conventional reinforced concrete framing together with the two slip formed concrete lift shafts, the level 3 suspended slab required a heavy post tensioned transfer slab designed to support the level 2 residential slab and the level 1 commercial slab at ground level. The level 1 slab in turn incorporated transfer beams to suit the basement column configuration for parking.
A further innovation was the structural design of the architectural fascia framing at level 5 and roof level as well as the feature out-of-plumb concrete columns from level 1 to level 3 facing O’Dea Avenue.
